Trust & safety
A badge means nothing unless you can see what was checked. This page is the public definition of every trust claim Vikkaa makes — if we say it, it's written here.
What "Verified listing" means
Before any listing goes live, a member of our team checks that:
- the photos show the actual property (not stock images or another listing's photos);
- the asking price is stated in rupees — "negotiable-only" listings are rejected;
- the description matches the photos and location given;
- the contact number given is a valid Sri Lankan number, and it is shown to you in full.
What it does not mean: we do not inspect properties in person, we do not yet call or SMS-verify seller phone numbers, and a badge is not legal confirmation of title. Always do the legal checks — our deed guide explains exactly which ones.
Moderation and reporting
- Every listing is human-reviewed before publish — there is no "post now, check later" on Vikkaa.
- Every listing page carries a report link. Reports are reviewed within 2 working days; listings under investigation are suspended, not left up.
- Sellers who post fraudulent listings are banned — first offence, permanently.
Staying safe in a property deal
- Never pay a deposit to "hold" a property you haven't seen. A genuine seller doesn't need one before a viewing.
- View with company, in daylight. Tell someone where you're going.
- Use a lawyer before money moves. Title search, deed check, survey plan — every time, even between friends.
- Be wary of below-market prices. If it's 30% cheaper than everything nearby, the discount is the bait.
- Keep the conversation on record. WhatsApp messages beat phone calls when terms are disputed later.
Who is behind Vikkaa
Vikkaa.lk is operated by Vikkaa (Pvt) Ltd, a Sri Lankan private limited company, founded by two named people you can read about on the About page. Questions, problems, or reports: contact us — a founder reads every message.
